When consideration is being given to the purchase of new property whether freehold or leasehold, it is wise to commission a full building survey to assess the physical condition of the building fabric.

The survey will identify any defects which may have significant effect on the property such as structural stability, settlement or subsidence.

Advice is provided in the form of a comprehensive report usually accompanied by photographs illustrating the property and in particular the defects or shortcomings discovered.

Where defects have been discovered, the report can be used as a “bargaining tool” in negotiations with the vendor to ensure that suitable remedial works are carried out prior to purchasing or occupancy or, alternatively, new financial terms may be negotiated to take account of the defects.
