When you are buying a house, it is usually the biggest investment you are going to make. It makes sense to have it professionally appraised to make sure you aren’t buying some nasty surprises, or paying over the odds. Whilst your building society may send out their own valuer to advise them, his report is not detailed and his liability to you is not so clear.

Having your own home buyers report gives you an independent opinion on the property’s value and will highlight any urgent or significant defects. Though not as detailed (or as expensive) as a full building survey, it is your easiest way to ensure that you haven’t made a big mistake.

John Kershaw is also a member of the Independent Surveyors and Valuers Association, which has a simpler and we think easier to read report format, so we use that format instead. See the sample report below to get an idea of what you would be buying if you went down this route.

We advise that if you are buying anything unusual, old ( say pre-1930), or that has evidently had alterations or additions carried out to it, you could go for a full building survey.
